Adaptive re-use of two redundant office buildings, 9 and 11 Blayds Mews, into seven apart-hotel properties for local hospitality operator, The Briggate Hotel Group. The buildings are located in the heart of Leeds city centre, adjacent to the railway viaduct. Their central location hidden behind existing retail and entertainment venues makes them a perfect location for small urban living. Group Gingers clever design maximises the potential accommodation by moving the shared staircase and relocating access via an adjacent office building. Each three-storey mews house has its own front door and a protected entrance area.

The design proposal is sympathetic to the c.1800 historic setting and aims to improve the setting of three adjoining Grade II listed structures which were originally three houses and workshops. The inclusion of homes into the mews makes it a more attractive environment with window pots and other domestic accessories in place of industrial bins.

The mews houses work with the structure and elevations of the historic buildings, where possible utilising existing openings, enlarging them where necessary to provide entrances and balconies. Where required, new windows and doors are designed to match the existing windows and fenestration. New balconies give every unit outdoor amenity space.
