Victory Works

Victory Works is one of the last remaining undeveloped heritage assets in Leeds’ burgeoning South Bank development area. Group Gingers designs transform the building, vacant for years, into a 400m2 of contemporary workspace with a raw heritage character that distinguishes it from surrounding new build development.

Leeds South Bank is undergoing a period of rapid change amidst broader developments like Tetley and Southbank Park. Victory Works is the sole remaining heritage building on Black Bull Street, which is now home to several large-scale educational buildings including the Ruth Gorse Academy and Leeds College of Building.

The proposed layout maximizes the use of the characterful existing historic spaces, placing the workspaces in this area. A side extension offers support spaces including kitchens, toilets, showers, and social amenities. The roof structure is exposed to increase the height and volume of internal spaces. The rear elevation is upgraded with new cladding, and thermal enhancements. Lowered boundary walls allow better natural light and ventilation for a healthy working environment.

Improving existing access from Chadwick Street and Black Bull Street allows separate access to each floor, minimizing circulation space and giving tenants control over their entire area. The refurbishment uses materials sympathetic to the original building; reinstating brickwork, refurbishing render. A new hand-painted artwork creates a visually striking facade, serving as an advertisement along the bustling street.
